As I am writing this, the COVID restrictions have loosened up a bit in Tulum while Airbnb prices are still down, although slowly climbing back up to prime rates. So you better hurry up if you want to grab your Airbnb deal.

Although Tulum is popular for the spectacular resorts on the beach, staying in an Airbnb in Mexico has become more and more popular, and especially in Tulum, where there has been an explosion of condos and villas in the most exclusive areas of this so talked about Mexican beach resort.

In this post I am sharing my top Airbnb choice for each area and a brief description of the area itself so you can decide which one is best for your vacation in Tulum depending on your priorities.

Tulum is indeed one of the preferred destinations for digital nomads in Mexico, together with Playa del Carmen.

I would rather say a high-end digital nomads destination, for the high cost of living if you compare to other Mexican cities. However, besides its glamour and charm, Tulum is in great demand among tourists and nomads alike, for the amazing beach, the number of things to do in Tulum, and surroundings the world-class culinary scene and stunning hotels, among all.

Needless to say, I was happy to be back in one of my favorite places in Mexico. I came back to Tulum after a year of absence because I found an awesome housesitting opportunity and I will be here for a month looking after two adorable kittens (1-year-old brothers) in a cozy 2 bedroom apartment in Aldea Zama.

Although I know Tulum very well it’s nice to be back and check out the latest additions, new restaurants, and hotels, check out the beach, and the sargasso situation so that I can share the updates with you.

It will be an interesting month as I am also meeting new people and rebonding with old acquaintances and friends.

Having said that let’s move on to finding your Airbnb in Tulum.


Tulum beach area is the most demanded and coolest place to be in Tulum if you wish to stay away from the crowds and the only noise you will hear will be from the ocean crashing over the white sand and the rustling of the lush tropical jungle in your backyard.

Tulum coastline is a little less of 30 km long if you count from Tulum archeological site to the entrance of Sian Ka’an biosphere.

Despite the latest growth in the number of hotels and restaurants, the original Tulum vibe has been pretty much preserved, with the original vintage look of design boutique hotel, boho fashion shops, and trendy restaurants.

If you are staying on the beach you have everything you need there, white sand, blue ocean and stunning hotels, and restaurants.

Tulum Airbnbs on the beach are new additions and I can’t wait to try one myself. Waking up from home and dip your toes in the sand is priceless.

Mind though that if you are a digital nomad and need to work, the beach area is not the ideal place to find fast internet.

Now the situation has improved but you should ask about the WIFI before booking.

I would always do that, but especially here.

4 Tropical sun-room – two min. walk to the beach

Fantastic studio located at the far end of the beach road surrounded by a spectacular lush jungle at a two-minute walk from the Tulum beach.

This beautiful romantic space is decored in the real Tulum boho style, with stone walls and ethnic wooden decorations in perfect harmony with the surrounding nature. The hosts Daisy and Jose will do their best to make you feel at home.

The place is equipped with a kitchenette and working space and guests say the WIFI is great, which is surprising news as normally in this remote area it’s kind of cranky.

It’s one of the cheapest and nicest places I have ever seen in Tulum, great value for money even if you don’t have a sea view.

Romantic Beachfront Bungalow with Infinity Pool

The perfect studio right on the beach, intimate and cozy with everything you need to isolate yourself from the world and enjoy the sweeping views of the ocean.

Located in the very far end of the beach road, you can find great restaurants at walking distance.

Because the bungalow is part of a hotel you get to enjoy a continental breakfast that is available daily and offered as a courtesy.


Aldea Zama is a new fancy neighborhood carved through the jungle that separates the downtown area (El Pueblo) from the beach area.

It is a maze through lush vegetation with lop luxury and design condo scattered around and a nice commercial area that is growing fast with restaurants and a shady cycling trail that connects it all.

If you shut down your responsible-and-nature-conscious-self it is a spectacular project indeed.

This is actually where I am staying right now while housesitting and I find it a very convenient location at only 10 minutes bike ride from the main store or down town and at the same distance from the beach.

Mind though that you would either need to use taxis or your own way of transportation, such a bike or scooter, or a car of course.

This is an upscale area and prices are the highest in Tulum. Just so you know. But if you are working from home wifi here is great.

📍 Aldea Zama – Tulum · 3 guests · 1 bed · 1 bath ⭐⭐⭐ – 💲💲

This lovely 1 bedroom apartment is indeed a deal because besides being beautiful and equipped with great WIFI and a pool, it also comes with bikes, which is perfect to move around and get to the beach without needing a taxi or a car.

The condo complex is very quiet and I know it because I am staying in the very same area, right now.

The only months of the year where you might find lots of noise during January and February. So if you want peace and quiet consider that.

A fancy penthouse marketed as a romantic couple getaway, but I would totally enjoy it on my own as well. Can you imagine the private rooftop with a swimming pool all for yourself?

The place is equipped with the most modern facilities and super cool wooden decorations and furniture in perfect Tulum style.

This is one of the first fancy neighborhoods that was developed in down town a few years ago and it’s in constant development and thriving.

Here you can find not only spectacular luxury condo apartments and villas but also interesting yoga places, restaurants, and, my favorite, the Gipsy market a paradise for vegans and organic-products-freaks, a sort of jewelry for healthy stuff.

It’s a little secluded and relatively far from everything else in Tulum (although they are building a road that gets you directly to the beach). That’s why the rates for luxury apartments are incredibly cheap.

My Airbnb choice at La Veleta

Perfect apartment in the middle of the Nature!

There are so many beautiful Airbnb at La Veleta, but this one, in particular, caught my attention, for its minimal decor and clean look. Also the lush garden surrounding the pool gives a sense of calm and tranquillity.

The apartment is fully equipped and comfortable.

We stayed here for 3 weeks during our yoga teacher training. Its such great value for money – the pool is amazing, bikes were a little rickety but worked just fine great AC, and very spacious. Don’t think twice about staying here! 

We had a great time. Even though the flat is not that close to the center of Tulum, you can easily get there within 10 minutes by bike. The apartment itself is a beautiful space and the outside pool makes it a little holiday resort. Definitely recommend this one.

Super cozy and private bungalow in the jungle

This cozy place is exactly what I would choose for myself as a solo traveler.
I love the grey cemented floor and the colorful rugs as decorative details that separate the bedroom from the kitchen. It gives a warm homey feeling.

The pool surrounded by the lush vegetation is definitely a great plus.

A/C and WIFI and a full equipped kitchen complete the perfect spot.

Down town Tulum is where everything happens, except for the beach.

If a few years ago only on the main road you could see a few restaurants and coffee shops (my favorite) now the small rustic town of Tulum is brimming with fancy places, all in the perfect Tulum style where to hang out. Vegan restaurants, bars restaurants and interesting shops are scattered around the entire town, not just the main road. You can safely walk around day at night as it’s always very much populated with locals, expatriates and tourists mingling and having fun.

A cozy colorful apartment in a tranquil Mexican neighborhood in Tulum Centro at a walking distance from all the bars and restaurants and by the main road, but yet quiet and peaceful.

As you probably know by now, I am an avid Airbnb traveler and although sometimes I love to stay in nice hotels as well, living in a beautiful home is more suitable for the way I love to travel. I am more independent and I feel like a local instead of a tourist, and more connected with the place I am visiting.

After many Airbnb stays, there are a few tips I want to share with you. It may be obvious for some of you but not so much for those who are not familiar with the platform. I hope it helps, but I will write a more in-depth post on the topic.

  • Make sure you know what you are booking. Not all homeowners are very familiar with the interface and it can happen to find contradicting information, especially on the kind of accommodation. Example: entire home vs a room? or is the bathroom en-suite? In doubt, always contact the host before booking.
  • Read the reviews from the previous guests
  • Check the total price and the breakdown, because the price advertised it’s not accurate. Airbnb would add their commission and taxes on the room fare basis that is decided by the owner.
  • Consider booking for 7 days or 1 month, so that you most probably get special discounts.
  • Read all the details of the listing.
  • Read the cancellation policy.
  • In doubt, always contact the host before booking.
